All the talk right now in real estate right now is that the market is cooling off and prices are going to crash! Sure, the market has “cooled” off some, with home values remaining relatively flat from the previous month. However, we did just experience some of the greatest price increases we have seen! At some point, it had to cool off some!
Despite rising interest rates, the continued lack of inventory has kept pricing and demand strong. For instance, in Harford County, Maryland, over the last 4 weeks, the Listing Average Sold Price v. Original List Price is 101.48%. Homes have still been selling for above list price! During that same time period, the average days on market was still low at 15 days. In Harford County, it still remains a strong time to be a seller. For buyers, we are beginning to see more opportunities with homes that have spent more time on market or possibly need more updating.
